Heritage Roofing Restoration
Client: Local Builder, Kemsing, Kent
Project: 16th-Century Grade II Listed Building Restoration
Property: West House
Materials Used: Lambswool Insulation, Hand-Cut Reclaimed Kent & Sussex Peg Tiles (Vertical Tiling), Lime Mortar, Code 7 Lead (Flat Roof), Code 6 Lead (Dormer Cheeks)
Newfix Roofing was appointed to carry out the restoration of the roof at West House, a beautiful 16th-century Grade II listed property in Kemsing, Kent. Working closely with the local conservation officers and a trusted builder, we ensured that the building’s historic integrity was preserved while making necessary improvements to enhance its longevity and weather resistance. The project required a sensitive approach, using traditional materials and methods to achieve an authentic restoration. All peg tiles were reclaimed and hand-cut using traditional techniques, in keeping with the craftsmanship of the period. Work Undertaken Vertical Tiling with Hand-Cut Reclaimed Kent & Sussex Peg Tiles The vertical elevations of West House were originally clad with Kent and Sussex peg tiles, many of which had deteriorated over time. To maintain authenticity, we sourced reclaimed peg tiles, all of which were hand-cut using traditional methods to match the originals precisely. Each tile was carefully positioned to preserve the historic aesthetic and ensure durability, in line with heritage standards. Extensive Main Roof Repairs The main roof structure had suffered centuries of weathering, leading to weakened timbers and failed coverings. We carried out essential structural repairs, reinforcing compromised timbers while retaining as much of the original framework as possible. Existing roof coverings were carefully removed, restored, and reinstated using traditional techniques, ensuring that the finished roof remained historically accurate while improving its resilience against the elements. New Code 7 Lead Flat Roof At the rear of West House, the original lead flat roof had significantly deteriorated. We replaced it with a new flat roof using Code 7 lead, chosen for its superior strength and ability to accommodate thermal expansion. Our skilled craftsmen applied expert bossing and welding techniques in accordance with Lead Sheet Association guidelines, ensuring a watertight, durable finish that remained sympathetic to the historic character of the property. Dormer Cheeks Clad in Code 6 Lead The dormer cheeks on the front elevation were also in need of restoration. We clad them in Code 6 lead, shaping and installing the material using traditional leadworking methods. This provided a seamless, weatherproof finish that enhanced both durability and historical accuracy. Lambswool Insulation for Breathability To improve the building’s thermal efficiency while maintaining its heritage integrity, we installed natural lambswool insulation. Unlike modern insulation materials, lambswool allows the structure to breathe, preventing condensation and damp while providing excellent thermal performance. This ensures the property remains warm and energy-efficient without compromising its historic fabric. Working with Conservation Officers Throughout the project, we worked closely with local conservation officers to ensure all restoration work complied with strict heritage guidelines. Their oversight helped us achieve a restoration that remained true to the original structure while incorporating subtle enhancements for improved longevity and weather resistance. Outcome The completed project successfully restored the roof of West House to its former glory while meeting all heritage conservation requirements. By using only reclaimed, hand-cut tiles and traditional leadwork techniques, we ensured the property retained its authentic character while benefiting from improved durability and weatherproofing. Both the builder and the homeowner were delighted with the result, praising the craftsmanship and attention to detail that went into every aspect of the restoration. At Newfix Roofing, we are committed to preserving Kent’s architectural heritage. Original System: PMMA Liquid Roofing System (Failed)
Materials Used: Bailey Classic Plus High-Performance Felt, OSB3 Sheeting, Tack Sheet
Newfix Roofing was contacted by a homeowner in Paddock Wood after their flat roof began leaking due to a failed PMMA liquid roofing system installed by a previous contractor. The system had been poorly applied, leading to cracking, water ingress, and ponding issues. After assessing the damage, we recommended removing the failed PMMA system and installing a Bailey Classic Plus Felt System with OSB3 sheeting and a tack sheet to ensure a long-lasting, weather-resistant solution. Our Solution 1.Full Roof Removal & Surface Preparation •Stripped and safely disposed of the failed PMMA system and existing decking. •Installed new OSB3 sheeting, known for its high moisture resistance and structural integrity, providing a solid base for the new roofing system. 2.Installation of Bailey Classic Plus Felt System •Installed a tack sheet over the OSB3 sheeting to create a secure base for the felt system. •Applied the Bailey Classic Plus underlay and cap sheet using a torch-on method for a watertight, durable finish. •Reinforced upstands, edges, and drainage points to enhance longevity and prevent future water ingress. 3.Final Checks & Quality Assurance •Carried out a full water drainage test to confirm the elimination of ponding issues. •Completed a final inspection with the homeowner to ensure complete satisfaction. Satisfied Customers
Absolutely would recommend Newfix. They worked hard to right some previous bad workmanship, talking me through everything so I knew what to expect. Three days hard graft and my wall is now as good as new. Many Thanks!
Sarah Leppard
Newfix have done a great job, successfully replacing the velux windows in our roof. Their work is neat and tidy both inside and out, leaving everything spick and span. The weather didn’t help with timing, but I am very pleased with the high standard of the end result.
